Meeting Continued until July 9, 2026, at 6:00 PM at the Upper Bern Township Building at 25 North 5th Street, Shartlesville, PA. 

Notice is hereby given that The Upper Bern Township Board of Supervisors will conduct
a public hearing on Thursday, February 12, 2026 starting at 9:00 a.m. to be heard by the Board
of Supervisors in the Township Municipal Building at 25 North 5th Street, Shartlesville, PA. The
Board of Supervisors will consider the following Application:
A hearing on the Application of Abrams Patel 2, LLC (with a mailing address of 5623 Grace
Avenue, Bethlehem, PA 18017) (the “Applicant”) of the property located 5652 Old Route 22,
Shartlesville, Upper Bern Township, Berks County, PA (Parcel ID. 28000000000010), which is
seeking relief via conditional use(s) from the following zone within the Upper Bern Township
Zoning Ordinance (the “Township Zoning Ordinance”):
Shartlesville Village District (SV) Section 405, et seq. contains the permitted principal use,
permitted accessory use, use permitted only by conditional use, and regulations for this District.
The Applicant seeks the following zoning conditional use approval from the provisions of
the Township Zoning Ordinance Section 405.D regarding Uses by Conditional Use for the
proposed operation of a laundromat as an additional principal use on the subject property.
Additionally, Applicant is seeking other relief as may be necessary to permit the proposed use.
The Parcel identified by the Applicant is 5652 Old Route 22, Shartlesville, Upper Bern
Township, Berks County, PA, 19544, with listed Owner of Abrams Patel 2, LLC and an identified
mailing address of 5623 Grace Avenue, Bethlehem, PA 18017; the property is identified as
Parcel ID. 28000000000010 (Transferred by Instrument No. 2024015774).
The above-referenced property is located in The Township of Upper Bern, Berks County,
PA. Copies of the Application, plans and supporting documents filed with the Application, are
available for public inspection at the Township Municipal Building during regular business hours.
